Our condo is managed by EJF Real Estate Services. EJF provides one building manager who is on-site from 9am-5pm Monday-Friday. The management office is in the basement of 3024 next to the community room.

If you create an online account with the EJF Portal, you’ll have access to:

  • Update your contact info and communication preferences
  • Pay condo assessments
  • Access account transaction history
  • Access building directory
  • View condo documents, such as bylaws, rental policy, financial statements, meeting minutes


Log into the EJF Portal to file a Work Order for maintenance in the building or in your unit. If there is a maintenance emergency - immediately call Al, Sam, or the EJF office with the phone numbers above.


Garbage 

Behind each building are large orange dumpsters for garbage (green ones are recycling). Trash must fit inside the dumpster with the lid closed - please do not leave bulk items outside the dumpsters. Residents leaving items outside the designated dumpsters will be assessed fines. If your bin is full, use another one behind a different CCC building.   


Recycling 

Behind each building are large green dumpsters for recycling (orange is for garbage). You can learn more information at these links for recycling and how to determine what is garbage vs recycling. Recycling must fit inside the dumpster with the lid closed. Always remember to be a good neighbor and break down your boxes flat! We quickly run out of space, the lids don’t close, and contents are blown through the alley. Residents leaving intact boxes inside the recycling will be assessed fines.  


Compost 

In addition to recycling and garbage, CCC has an onsite compost bin (next to the community garden between 3022-3024) which is picked up twice a week by Compost Cab and can be used to compost a number of household items. Bulk and Electronic Trash 

Do not place bulk trash (furniture, mattresses, electronics, large children’s toys, appliances, etc) inside or outside of CCC’s dumpsters. If you have bulk trash items you can bring them to DC’s Department of Public Works. See website for location and approved items. CCC usually rents a dumpster each spring for residents to dispose of bulk trash - contact management to inquire about this schedule.


Residents leaving bulk trash anywhere on CCC property will be assessed fines.


CCC is an extremely pet-friendly community! Up to two (2) domestic pets are allowed per Unit. Following DC animal control laws, a domestic pet includes domestic dogs (excluding hybrids with wolves), domestic cats (excluding hybrids with ocelots or margays), domesticated rodents and rabbits, captive-bred species of common cage birds, nonpoisonous snakes, fish, and turtles. Any pet requests that fall outside these parameters must be approved by the Board of Directors. 


Each pet must be registered with m=Management and there is a one-time fee of $50 per pet. Once registered, a PetAlert sticker will be placed on your door for emergency responders. You can submit your pet application online here.  


We have a gated dog run in the community garden - stop by around 5pm when many dogs and residents are often outside! Remember dogs must be on a leash or carried at all times when not in the dog run or your unit. Each owner is responsible for cleaning up their pet’s waste. 


CCC residents have a Facebook page  - all owners and renters are welcome to join! Volunteer residents are admins on the page and approve posts. Management does not monitor this page, so building suggestions, questions about operations, and comments for EJF will not be seen here and should be sent to management through the contacts listed above.  


All maintenance and renovation work for your unit must be approved by management prior to starting the project. Send your plans, permits, contractor information, and dates to the site manager for approval. When approved, management will contact neighbors to inform them of the upcoming work. Failure to receive approval before the project could result in work being stopped. There is no contractor parking on site.

If you’re looking for recommendations for contractors, we’re working on a resident-recommended service provider section (below). Try asking on the CCC Facebook page or reach out to the site manager. Many long-time owners have great tips and since many units were renovated in 2005 with the same appliances. Reach out to your neighbors for suggestions.


CCC has a pest management company on site every two weeks. If you would like treatment inside your unit, email management and they will schedule you for the next visit. If you are not home, all pets must be caged during the scheduled visit.


The CCC community room was renovated in 2019 and is located in the basement of 3024, next to the manager’s office. It is a space that can be reserved for community events, or rented for private events with a rental fee of $50. There are folding chairs and tables, and electrical outlets for power. No water or plumbing is available, so dishes and bathroom access must be in the resident’s apartment. Non-CCC guests must be escorted by the resident, and condo quiet hours and rules must be observed. You can submit a community room rental application here.


Quiet hours must be observed from 10 pm to 8 am, and the laundry room hours reflect this to protect the adjacent units. Email management with any problems related to noise rule violations.


The outdoor gated community park is free for all owners, renters, and their guests to use at any time. There are three picnic tables, shade umbrellas, three grills, a fire pit, and many chairs. You must bring all grilling supplies. Community members have often left grilling tools and plates/utensils in the storage cabinet to share - feel free to use whatever you find, or leave things for your neighbors as well. Please keep this cabinet neat and organized. 


You cannot reserve the picnic tables or grills, everything is first-come first-serve. Follow the CCC fire pit and grill rules for fire safety.


Move-in times are Monday through Saturday, 9am-5pm. No Sundays or Federal Holidays are allowed. Contact Management for move in/move out fees, elevator holds, and information about moving truck locations. Please do not leave front or back doors propped open unattended - always keep someone at the door so we can ensure unauthorized people don’t gain access to our buildings or steal packages. CCC buildings do not have loading docks. Moving trucks cannot block the alley for any length of time. To reserve a space on Wisconsin Avenue, you can request a street parking permit for your moving truck on DC’s Transportation Online Permitting System (DC has a $50 fee for this). The signs must be posted outside 72 hours in advance.


There’s an active and fun “free shelf” in the 3010 basement near the laundry room. Any household items that are in good condition can be left there for other residents. Stop by and see what you can find!


Here is a list of some contractors who are familiar with the buildings and often do work at CCC. This is not an endorsement by the condo association, only a place to start for your research. We have a variety of ways that residents and owners can get involved at CCC.

  • Design Committee (ccc-design@googlegroups.com) The Design Committee is the starting place for all aesthetic decisions about our buildings (both inside and out!) if you're interested in helping us make decisions about our buildings, the Design Committee is the place for you! 


  • Environmental Committee (ccc-env@googlegroups.com) - CCC is committed to pursuing sustainability for our community and we have supported a number of efforts to improve awareness and sustainability for the community. If you have ideas or would like to be involved, let us know!


  • Landscape Committee (ccc-landscapeing@googlegroups.com) - Cathedral Court is located in one of the most beautiful parts of DC and in addition to the landscaping in the front of our buildings, the Landscaping Committee also helps make decisions about our community park and eatable gardens. Everyone is welcome, no green thumb required!


  • Safety Committee (ccc-safety@googlegroups.com) - For everything from fire safety to accessibility and ice prevention, the Safety Committee works with the community to support safe practices in and around our buildings. If you have ideas we'd love for you to join!


  • Social Committee (ccc-social@googlegroups.com) - From happy hours at our local restaurants to movies in the park in the spring and summer, the community loves to come together and enjoy our friends and neighbors. If you have ideas, please join and help us fill our social calendar for the year!


Snow and ice removal is handled by our landscaping contractors through management. Management and the Board work with our landscapers to monitor the weather and make individualized decisions about snow and ice prevention/removal for each weather event during the winter. This includes decisions about pre-treatment with ice melt/brine, frequency of monitoring and clearing, and when to begin clearing snow/ice during or after a weather event. 


CCC's snow/ice removal includes all front and rear walkways, the sidewalk through the community park, and all building alleyways and CCC owned parking lots. The main alleyway to Wisconsin Avenue is a DC street and is maintained by DDOT. During heavy weather events this may mean that this alleyway is not cleared as frequently and can cause delays in clearing snow/ice from the property. 


While we try and anticipate when treatment and clearing will be needed, weather can be unpredictable and in case of heavier snow events, snow and ice removal may be done when accumulation reaches 2" or after the event has ended, based on the determination of Management and the Board.  


CCC rules and Bylaws were developed in order to promote community and help balance the interests of owners and residents. The Board and Management are tasked by these governing documents with upholding the interests of the community by enforcing the rules and Bylaws.  


When rules or Bylaws are not enforced, whenever possible, we encourage owners and residents to have a dialogue with neighbors in order to address the concern. If a problem is not resolved, owners should feel empowered to report violations to Management in order to address the issue at hand. Only when Management is made aware of violations are we able to take action to help preserve the best interests of the community. You can contact Management at management.cathedralcourt@gmail.com


  • First Offense: Warning + Cost of Repair or City Imposed Fine
  • Second Offense: $25 + Cost of Repair or City Imposed Fine
  • Third Offense: $50 + Cost of Repair or City Imposed Fine
  • Fourth Offense: $100 + Cost of Repair or City Imposed Fine
  • Fifth Offense (and subsequent violations): $200 + Cost of Repair or City Imposed Fine


These fines are imposed for all violations of CCC rules and Bylaws including but not limited to:

  • Pet(s) off the leash outside of the Cathedral Court Dog Run or at any time beyond the immediate, physical control of the owner on the property
  • Failure to pick up after your pet, including inside the Cathedral Court Dog Run
  • Damage, outside of normal wear-and-tear, to common areas to the property
  • Littering
  • Noise violations
  • Smoking indoors in the General Common Elements (such as common hallways)
  • Improper disposal of furniture (leaving or otherwise abandoning furniture in the General Common Elements), including the dumpster area
